What do you have to know about real estate search?

All the real estate websites have a common instrument! Each one of them has a search engine. You might be asking yourself now: "What do I care?" 
 

You don't have to know anything about search engines! You don't have to understand the way they work! Search engines don't concern you!  



However, the properties of those engines concern and affect you! 


Here is a very short description:


The search program of a real estate website is operated by a search engine. In ideal situations the search engine is unique. In other words it is adjusted to the characteristics of the website.


The search engine, based on the criteria provided by you, seeks the results that are most relevant for you (http://www.thefreedictionary.com/relevant).  



The search results concern you!


Let's take for example the world's biggest and best search engine, Google. Google is a huge search engine (actually a group of several engines). Why do you think Google became so popular and wide spread? Why did it become our best friend in need?


The answer is simple: because it provides us with the most relevant results! These results are trustworthy and valuable. You can rely on those results! It's that simple!



What has the real estate business got to do with all that?  


When you want to buy a house, you write down everything you're looking for. With the wish list in your hands you start searching on real estate websites. You provide the criteria (for example : 2 bedrooms, 2 bathrooms, downtown, etc.) and you get a search result list.


The search result list has to contain all the real estate ads that can be found on the website matching the criteria you provided.



What this means, step by step:  
 

  • When the real estate ad is posted, the provided real estate information ends up in a virtual central office (database).
     
  • Based on the provided search criteria (wish list), the search engine looks through all the data of the virtual office.
     
  • In the search result list you'll get the real estate ads that resemble the most or even match the criteria you provided.  


If the search engine of a real estate website works like this, then everything's fine. This means that site is trustworthy, you can depend on that search engine / website. The problem starts when the system DOESN'T work like that.
 

The problem arises when the search criteria, the information from the virtual office and the search result list do not correspond to each other. In this case the search result displayed is incorrect.


If the search result is incorrect, that clearly means that the site is not trustworthy and that you cannot rely on the information provided.


The biggest issue is when the person who posts the ad, is given the possibility to "purchase" their position on the search result list!


In this case, the person who posts the ad is under the impression that he or she will sell the real estate sooner. Unfortunately, this is just a waste of money.


From another point of view, the visitor surfs the site in good faith meanwhile the search results are fake.  


Think twice about where you advertise


Useful tips: 
 

  • If you are offered a better position such as the first position on the search result page for an extra fee, get away from that site as fast as you can!!!
     
  • Search the site in detail! Test it! If you have questions, don't be afraid to ask; request answers!    


Choose the instruments, partners you work with carefully because their flaws affect you as well! Don't be afraid to spend some time to follow these steps before you spend your money!
